The Benefits of Design-Build
In the two other primary construction methods used today—construction management and general contracting—owners contract with different entities for architectural design and construction. Because architectural design is completed separately, it can result in unforeseen costs and delays during construction. Since the design-build process brings together all elements of a project, our architects work in coordination with our other project team members. The end result is a sound design, a defined budget, and a streamlined schedule.

Our Design-Build Process

Existing Conditions
Early in the design phase, our team is on-site, exploring connection points so they are correctly represented and accounted for in the design documents. This gives us confidence that everyone is working with accurate information rather than assumptions.

Document Coordination
During document coordination, the entire team–including Consultants, MEP Engineers and Subcontractors–comes together in real-time to collaborate, discuss issues, track markups, and ensure the existing site information is accurate.

Estimating
We have a very reliable pool of subcontractors and suppliers who work with us throughout the budgeting process. We also pull from past experiences with fluctuating market conditions to ensure we are using a reasonable level of conservatism as we develop an accurate project estimation.

Constructability & Safety
When it comes to work practices, safety is our priority. Through our years of experience, we have developed and refined systems to ensure our construction sites are safe, well-organized and efficient across all activities. We complete daily pre-task plans and Job Hazard Analyses, giving the crew clear directions for the safest task execution.

Value Engineering
Through Value Engineering (VE), we analyze a project’s requirements to determine solutions that improve the project’s function, form, life-cycle and overall cost. When analyzing VE concepts, we undergo a four-phase process: conceptual design, schematic design, design development, and construction docs.

Scheduling
We have a proven track record of safely managing the various complex schedules associated with construction projects. We collaborate closely with our clients to develop the final schedule and phasing plans. Our scheduling team is also crucial in ensuring the areas of our construction are built safely while maximizing overall site efficiency.

Site Logistics
GDB uses a collaborative approach to develop a site logistics plan that works for all involved stakeholders. The site logistics plan includes details regarding site safety and security, site access, protection of surrounding facilities, noise control, and parking.

Subcontractors
When it comes to establishing great relationships with subcontractors, there is no substitute for experience. We have worked with most of our subcontractors for over 10 years because they know what we expect and they deliver on those expectations.

Cost Tracking
Our team knows that every dollar in a project must be correctly accounted for. We have over 30 years of combined in-house estimating experience, plus state-of-the-art quantity take-off, estimating, scheduling, project management, and accounting software.
